How do I know who are the “dodgy brothers” or the “rip off merchants?

A really important question! Most people’s home is the largest investment they will make in their lives – you have to trust your builder. Our Tips: Talk to people who have built before Check and see if the builder is a part of an accredited building organisation like Master Builders Check their license history And ask if they are happy for you to talk to people they are currently building for At Ross Turner Building we pride ourselves on “excellence in building and service”.

Do I go to the bank or the builder first? What are my best options to finance our project?

An initial visit to your financial advisor & bank is a wise way to go. Get an idea of how much you are likely to be able to borrow & finance is really important. Shop around and find the best deal Have a plan B – that is almost as good as plan A – plan for a rainy day! Then visit your builder – it’s important to communicate roughly what you would like your spend to be. Otherwise the design brief can be a waste of money if it’s outside your budget constraints.

What about “green homes” and the energy efficiency factors?

It’s important to build a smart home! Energy efficiency is a contemporary hot potato - who doesn’t want a greener planet & a home that costs less to run? Like all things, there is a balance. There is a basic requirement for energy efficiency within the Australian Building Code or the extreme of an off the grid & self-sustainable home. Everything comes at a price. This is where our design skills allow us to advise on the best way to achieve the level of efficiency you desire within your budget.

How do I compare “apples with apples”?

Price is powerful – when it comes to consumers – we all want a bargain. But the saying “you get what you pay for” is true. The line will be that “we have better buying power”. Having been in this industry for over 35 years& having worked for large builders as well as small, I’ve learned suppliers have to give the same prices to the smaller guys as the big guys, otherwise they lose their business. Make sure you get a clear specifications list of what type of inclusions are going into your home.

Am I better off going with one of the larger “project builders” .i.e. those with display homes who do many homes at one time – or do I go with a smaller local builder?

There is a huge difference between the two experiences. If you want the cheapest product you can get, & don’t really want to be involved too much in the journey – choose a project builder. Beware though price is far from everything & you may just get what you pay for! We only take on one major project at a time to give our absolute & best focus to that client. We employ permanent tradesmen & reliable subcontractors. You also maybe surprised how competitive our prices are!
