      Can I build a garage in the front of my block?

      Generally, no! It may be possible to build an open carport but this will depend on local ‘council regulations' or specific ‘plan of developments’.


      Do you require a draftsman to draw plans for council approval?

      Only plans drawn by a licensed draftsman or licensed builder can be submitted for building approval by law. In theory, this does not always happen as building certifiers do not have the time and are not paid to police this regulation. A building certifier can reject plans if it is not up to an acceptable standard.


      I have been given a ‘show cause’ notice from the council. What do I do now?

      They will give you a stated amount of time to comply so that you must work within this time frame. Generally, the first action would be to get a draftsman involved and from there a building certifier. It will depend on the cause.

      Daryl Wood from Drafting Concepts was a pleasure to work with. We were a bit blind as to the kinds of changes we want to do in our first renovation, but he really took the time to get a sense of what we were looking for to create a plan that worked for our growing family.
      We went back and forth a couple of times as we were experimenting with different layouts. He was patient with our request.
      His innovation, creativity, practicality and experience showed when we finally received our plans.
      He was timely and reasonably priced. I wouldnt hesitate to recommend or use his services again.
