Is an Inspection Necessary for New Construction?

Absolutely! New construction is no longer a problems-free guarantee. While many new homes are well built, we regularly find serious defects. You can choose to have your new home checked at key building stages including Frame, Lock-Up/Waterproofing, and Fixing/Pre-Painting. A Handover Inspection is essential for identifying items for rectification before your builder's warranties expire.


Why do I need to sign a Building Inspection agreement?

In December 2007 a new Standard for residential Building Inspection was published AS 4349.1-2007. The purpose of this agreement is to clarify to you the client the scope, inclusions and limitations of the inspection and inform you of our qualifications, experience and the cost of your inspection. This inspection agreement lets you know what we do and don’t inspect and what our reports will include, so that you know what to expect from our reports.


I have a friend who is a builder, is it wise to ask him to do the building inspection?

No. While your friend may cost less, he or she may not know a lot about the construction of a building and will not have the appropriate insurance to perform a building inspection. If a problem arises on the property later, it will be both the house and the friendship that will need fixing.


The report came back with problems, should I still buy the property?

We won't tell you to buy or not to buy the property. A building report is purely observational and not a "pass or fail" report. We can give our advice and opinion in regards to the seriousness of the faults we find and give a rough idea of potential costs and action required to fix faults based on our experience but it is no guarantee.


Why should I get a building or pest inspection?

Would you buy a used car without getting an expert to look for possible mechanical issues before your purchase? Well the same principle applies when buying a home or property! It is important to get a professional to thoroughly inspect the property as a licensed building inspector will have the years of experience and knowledge needed to find the most common building faults, as well as any significant structural damage.


Can I talk with the inspectors?

Yes, all inspectors are available to discuss the contents of their reports with the owner/s of the reports.


Do I need a pest inspection on a property that has been constructed with bricks and a concrete slab?

Yes. Even if the house has been constructed on a concrete slab you require a pest inspection. If the external cladding is brickwork there will most probably be a timber frame underneath which termites love. Termites only require a 1.7mm gap in the slab or around pipe work penetrations to gain access internally. Don't take the risk!
