Many people enjoy trailing around new display homes on the weekend, but often go in with little idea of what they really want.
There’s no point visiting a display home and coming away as unclear about the whole thing as when you went in. If you are serious about buying a new home, your visit to a display centre should be planned so that you get the most out of the experience.
Before you go, sit down with your partner and/or family and work out exactly what you require from your new home. Communication is the key – talk about your wants and budget issues, as well as your needs and how these might change as the years go by. "I have sat in many design meetings and discovered that some clients have not even discussed how many bedrooms they want," says Chris, from a building design company.
Once you get to the display home, take note of how well the house fulfils the needs identified prior to the visit. You might also discover something new and helpful. "It’s possible that you’ll see some new design features that can improve on your requirements," says Chris.
Obviously, the site that the display home is on is going to differ in some way from your own land, so work out whether the house and outdoor living areas would get the northern sun if situated on your property. "However," says Chris, "most display homes can be mirrored, solving most siting issues."
If, after viewing the display home, you decide it’s right for you and want to move to the next stage, don’t attempt to corner a representative on the day. Display homes are usually rather hectic environments, which means there is little opportunity to discuss projects in detail.
"All customers should have to do is leave their details and what they require. It is then up to the builder to follow up," says Chris.
