OMG the worst experience ever , 86 pages of defects, that wont get fixed. Better to burn the house down and get insurance to re build with a different builder. The Toilet was full of poo before water was even connected, Stick tape holing wire in roof, coke cans and chips in gutters, Wee on garage floors , walls at 80 degrees , roof leaks , missing screws ,

This builder was appalling in all facets of our first home build.



Staff are rude and arrogant. Foreman said in the FIRST meeting that we are "expecting a rolls royce when you're on a volkswagon budget" "we have to finish this build and move onto the next". We have had face to face yelling fights with the manager and foreman and it left my partner in tears.



Slab in the lounge had a hump/divet in it. Floor was layed. My inspector noticed it. This caused delays because the hump had to be grinded out.Skirtings in lounge were bowed in and their idea of a fix was to pack it in with silicon. Garage skirting was bowed out. Their idea of a fix was to plane off the bow



They tried to charge us an extra $500.00 to have a "kerb cut" from the driveway. This was already part of the contract and even though they tried to charge us extra we didnt give in and they finally accepted that they were in the wrong.



I have had discussions with sub contractors who complain that they are on tight constraints and the materials supplied are of poor quality.



Roofing - SMART METAL ROOFING

Multiple roof leaks. 06.07.2019. Roof is starting to rust at less then 1 year old. Burrs left on the roof. Ridges didnt line up, guttering not square and incorrect fall. Lobster tails not pop riveted. Screws missing seals.



Tiling - TONY GLOVER TILING

Pin holes in grout - bathroom/kitchen. Grout crumbling away from below shower head. Tiles have rough edges both in showers and kitchen. Did not file the edges for tiles in the shower calling the tiles that the builder supplied as "cheap" and "thats the best they can do"



Floors -STYLE FLOORING XTRA LAWNTON

Since before 29.09.2018 vinyl planks were peeling throughout the house. 10.07.2019 planks are still an issue. Planks were lifting and bubbling. It has taken this company 10+ visits to fix this issue. They left dents and scratches in the rooms where they were working.



Certifier - APEX CC

Frame stage was certified only to have my own inspector defect the entire frame and sent the plasterers and brickies home. Walls had to be replaced. This certifier is conveniently across the road from the builder.



Landscaping

Signed a front garden layout with over 45 plants and a number of types. We got 17 plants and only 4 varieties. Grass was dead in areas. Builder charged $800.00 for two 1.8m plants and promised us good plants. We got given two diseased ridden $20.00 plants that have since died.



Builders Clean

Nothing was cleaned by a professional cleaner. Toilets were dirty. Dirt and debris under door and window tracks. Rubbish and mud left in the ceiling.
