Body Corporate Strata Group (BCSG) engaged Willie Partners accounting firm to prepare financial reports and balance sheets for Owners Corporation No. 508056 (OC1 & OC2) at 740-750 Swanston St, Carlton, Victoria, for the financial year from July 1, 2023, to June 30, 2024. Additionally, BCSG appointed Willie Partners to conduct an audit of these same financial reports and balance sheets for the same period. This dual engagement creates a serious conflict of interest, as it compromises the independence and objectivity required for an impartial audit. Such an arrangement is unacceptable, as it risks bias and the potential concealment of critical financial information.

In 2024, G&P Consulting Engineers inspected balconies in 9 out of 91 units at the Strata. G&P charged $3,920, but Body Corporate Strata Group (BCSG) added a 38.24% markup, passing the cost to all owners through an additional levy. This raises concerns about why owners of the 84 uninspected units should share the cost, as balconies are private spaces owned and used exclusively by individual unit owners or their tenants.

The Annual General Meetings (AGMs) on Tuesday, 18 February 2025, were run by only a few people. No members or owners attended. (No one received the notice and was aware of the meeting schedule. It had been delayed for 4-5 months.) There were no owners present to follow the rules for a proper meeting. Because of this, any decisions made are invalid. This meeting is not valid and must be cancelled immediately. The Strata Property Manager kept the meeting going and forced decisions. This behaviour is unprofessional and unethical.

I am very concerned about the sudden increase in the OC1 fee from $193.26 to $281.56, a 47% rise. This large increase was not communicated or explained to the owners beforehand, and that is unacceptable and unprofessional.
As owners, we expect to be informed promptly about any fee changes. The failure to consult or explain this big increase shows a lack of professionalism and accountability.

Body Corporate Strata Group (BCSG) is messing up the management of our property. They also handled a balcony issue in secret, only talking to 3-4 committee members and not telling the owners. This sneaky way of working is unfair and makes me think they’re doing something against the rules. It’s not acceptable..
The Annual General Meetings (AGMs) were run by just a few people and didn’t care about what most owners thought. I don’t believe enough people were there to fulfil the meeting’s requirement, so any decisions they made aren’t valid.

I discovered that someone deliberately changed my email address for OC1 and OC2 accounts in early 2025. Thus, all BCSG communications, including levy statements, general and meeting notices, were sent to the wrong email.
This is a dishonest and malicious act to stop me from receiving important notices and information. Eventually, I will face late fees or possible isolation. I have requested an investigation immediately to identify who made these changes maliciously, but I have not yet received any reply. This harmful action threatens the integrity of the Strata Property and will not be tolerated.
