I was really impressed by the level of above and beyond care that the host put into my stay, giving recommendations for things to do around their Argyle gardens Canberra property. Extra blankets, clean environment and was quick to respond to my lots of questions, made sure I had all I needed for my stay.

We came across your property Unit 418, Manhattan on the Park, 240 Bunda Street, Canberra which was well described with brilliant reviews. Even though your property was between $600 to $1000 more than similar properties we decided to go with yours expecting that little bit extra. When we arrived on day one to pick up the keys, we found the visitor bays to be occupied by construction vehicles. We recovered the keys and ventured into the apartment. We found the tiled floors in both the kitchen and bathrooms to be opaque and a little sticky as if the floors had been mopped with cold dirty water. Unfortunately the benches and tables were also streaky and covered with dust and finger marks.

Not a real good start. We then found the door to the ensuite very difficult to open. On closer inspection we found it warped and scraping on the wall. The top of the door is damaged, probably due to an accumulation of moisture and black mould on the top of the door. The shower also leaks excessively. When getting out of the shower the first time my husband slipped and was lucky not to cause himself serious injury. The leaking shower is a significant slip hazard. It looks as though the top of the cupboards in the ensuite and the other bathroom have never been wiped.

The tap in the kitchen is broken and requires careful use to avoid it falling off. We went to use the oven and found the oven trays dirty and the placemats are impregnated with food scraps from previous occupants. Despite our efforts to keep the benches and tables clean, there was a continual film of dust over them. We assume from the air conditioning and we wonder when it was last serviced and the filters cleaned.

We were also disappointed to find the carpet stained and the walls scuffed. The furniture and benches are also scratched.

On Wednesday morning we woke to the screams of our girls who had opened the blinds to investigate a noise to find a workman staring them in the eyes. We went out onto the balcony to find the workmen's platform directly adjacent to our balcony. This eliminated any privacy we had hoped for on our balcony as the workmen were there 7.30 each morning and up and down periodically all day long.

If we had of known this we would have found alternative accommodation. The supply of one key access to the room is also an inconvenience and a pain in the but to coordinate.

Overall, based on the write up, reviews and cost we were very disappointed and feel we did not get value for money by staying at your property. The write up and reviews are misleading and the property does not justify a $500 plus price per night.

We would have appreciated the disclosure of the construction works taking place and the proximity they were to our apartment. This is our first experience with Airbnb and likely to be our last. Photos can be provided on request. At $520 per night plus cleaning fees and a "no care given attitude" I would recommend to steer clear of this property management group.
